I dealt with Brittney, who was both very competent and very pleasant to deal with. She also has a very strong work ethic: I emailed her with a follow-up inquiry, not knowing that she had at that point gone on maternity leave. I received a very prompt and courteous reply from Brittney, who was obviously still checking work email while on mat leave, updating me as to her status and providing me with alternate contact information. I was impressed.

Our summer home in Wilmette experienced several burst pipes due to the cold temperatures, regardless of the high heat kept in the home, the cold breeze came in under the doors and froze pipes overnight. I called Servicemaster at the direction of my insurance and they were able to handle the disaster that was left behind after all the pipes leaked. I highly recommended them.

These are the folks to call. Fast, efficient, and professional. They came over quickly, showed me what was needed and gave me an estimate. Fernando was great, a real pro and a nice guy. They left everything spotless and made sure everything was ready for the new dry wall and plastering. They made the whole process seamless. It was a water leak that's now just history.

I was out of town over the weekend and returned to several burst pipes, there was ice on the walls, ceilings and floors. Although I left the heat on 70 and exposed as many pipes to heat as I could, my heater decided to malfunction at some point. I received an alert on my app that the heat was off but I was already flying home and did not expect anything to freeze. This is not what you want to come home to at 8pm at night. The only one that answered the phone and was able to come out that night was servicemaster. We went over the process of water damage remediation, insurance and how to manage the chaos. Servicemaster was also able to get me a heating guy to repair the system and discuss it with my insurance company as they were skeptical that I had any heat, fortunately servicemaster assisted me with the documentation I needed. Thank You Servicemaster by Zaba!!

ServiceMaster Chicago took care of my water damage services, we also needed to pack all of our belongings in order to do the repairs and they packed our stuff for us. The repairs took a while to get on schedule but mainly because our insurance adjuster dragged his feet, I was really happy that servicemaster advocated on our behalf to get everything covered on the repairs, the insurance adjuster didn't want to pay for anything. Our home looks beautiful and the repair process was painless. Also, a big "thank you" to the office staff who accommodated my request for some boxes that I needed to grab from their storage facility in Chicago, it was really easy to work with them.

The worst part about renting are the things your landlords don’t tell you. Little did we know upon move in, but there was a way for water to get into our unit thru the roof, and sure enough after a particularly heavy snow we started noticing water damage in the ceilings, which was a clear indicator of larger problems. Lucky for us (and our property manager), ServiceMaster was able to guide us thru effective mitigation and helped save our new space. Not only were they fast and effective, they were extremely caring and understanding. I could not recommend a company more, especially when you’re in need of work done effectively and expediently. Thank you again, ServiceMaster. All of our belongings would like to thank you as well.

FAQs

Does the age of my Buffalo Grove home affect restoration work?

Yes. Buffalo Grove grew rapidly during the second half of the 20th century. According to the Chicago Metropolitan Agency for Planning’s Buffalo Grove Housing Profile, 40.3% of Buffalo Grove housing was built between 1960 and 1979, and another 49.5% was built between 1980 and 1999. The median Buffalo Grove home was built in 1982.

If you own one of these homes, your property may now have decades-old plumbing connections, roofing, finished basements, or renovations that conceal older materials. We account for those conditions when we trace leaks, check for hidden moisture, remove damaged materials, and plan repairs.

Among the Buffalo Grove properties we restore, about 67% of the homes were built before 1990.

What causes basement flooding in Buffalo Grove?

Heavy rain can strain Buffalo Grove’s drainage systems, fill stormwater basins, and increase pressure on sanitary sewers. The Village of Buffalo Grove also warns that improperly connected sump pumps can send stormwater into sanitary sewer lines, overload the system, and force sewage or wastewater back into homes.

Around individual homes, poor grading, clogged drainage inlets, paved surfaces, and sump pump discharge can also leave water collecting near foundations.

When we restore flooded basements in Buffalo Grove, we most often find:

  • 31% sump pump failures
  • 24% sewer or drain backups
  • 18% foundation seepage
  • 15% burst or leaking pipes
  • 12% other causes

What can change the final price?

We consider:

  • How many rooms or levels the damage reaches
  • How much water, mold, smoke, or soot has spread
  • Whether sewage or contaminated water enters the property
  • Whether we need to remove flooring, drywall, cabinets, insulation, or other materials
  • How much furniture and personal property we need to move or restore
  • Whether water, smoke, or mold reaches concealed spaces
  • How much demolition, drying, cleaning, and reconstruction the property needs

After-hours, weekend, and holiday emergencies may include additional charges.

Does my flood risk change depending on where I live in Buffalo Grove?

Yes. Your flood risk depends on your property’s elevation, nearby drainage routes, creeks, detention areas, and whether FEMA places it within a Special Flood Hazard Area.

Some parts of Buffalo Grove face known drainage challenges. The Village has begun multi-phase stormwater improvements in Northwood after identifying recurring neighborhood drainage problems.

The Lake Cook Corridor also includes floodplain and floodway along Buffalo Creek, while Farrington Ditch carries runoff toward the creek.

Buffalo Grove participates in FEMA’s Community Rating System, and properties within the Special Flood Hazard Area currently qualify for a 15% reduction in flood-insurance premiums.

About 53% of the flood-related Buffalo Grove projects we handle occur near mapped drainage corridors, detention areas, or other low-lying locations.

Will my homeowners insurance cover restoration in Buffalo Grove?

Your policy and the cause of the loss determine your coverage. Your insurer may treat a sudden burst pipe differently from groundwater entering your basement, overland flooding, or a sewer backup.

The Village of Buffalo Grove recommends checking your flood coverage because most homeowners and renters insurance policies do not cover flood damage. Buffalo Grove participates in the National Flood Insurance Program (NFIP) and FEMA’s Community Rating System (CRS), which makes qualifying properties eligible for reduced flood-insurance premiums.

When your loss qualifies for coverage, we can document affected materials, moisture readings, photographs, and the restoration scope and communicate with your insurer or adjuster about the damage we found and the work we recommend.

About 74% of the Buffalo Grove restoration projects we handle involve an insurance claim.

What if I have to pay for part of the restoration myself?

Buffalo Grove has a high rate of homeownership. The U.S. Census Bureau reports that 79.8% of occupied housing units are owner-occupied, with a median owner-occupied home value of $412,300.

Even when you carry homeowners insurance, you may still need to pay a deductible or cover work that falls outside your policy.

About 21% of our Buffalo Grove customers ask us about financing or payment options, and approximately 29% pay at least part of their restoration costs out of pocket.

We also offer GreenSky financing for qualifying water, fire, mold, sewage, storm, and commercial restoration projects. Depending on the plan you qualify for, you may be able to spread the cost into monthly payments or use a promotional no-interest option. GreenSky also allows early payoff without prepayment penalties.

What should I do if I find water damage in my Buffalo Grove home?

  • Stop the source of the water if you can safely do so.
  • Stay away from standing water if it may have reached electrical outlets, wiring, or appliances.
  • Photograph the damage for your records and move valuables away from the affected area only when you can safely reach them.
  • Never use a household vacuum to extract standing water.
  • Call a professional restoration company like ServiceMaster Restoration by Zaba to check walls, floors, ceilings, cabinets, and other areas for hidden water damage.

What should I do if water keeps collecting in my Buffalo Grove yard?

First, give the Village’s stormwater system time to drain after a major storm. Buffalo Grove asks residents to wait 48 hours after a rain event before reporting standing yard water unless the home itself is in danger of flooding.

You can also clear leaves and debris from nearby drainage inlets when you can do so safely. The clogged inlets can prevent water from draining properly, and you should keep them clear.

If water reaches your home, basement, or another finished area, contact a restoration professional rather than waiting for the property to dry on its own.

Are you available nights and weekends?

Yes.

Our Buffalo Grove crews respond to property damage emergencies 24 hours a day, 7 days a week.
