I dealt with Brittney, who was both very competent and very pleasant to deal with. She also has a very strong work ethic: I emailed her with a follow-up inquiry, not knowing that she had at that point gone on maternity leave. I received a very prompt and courteous reply from Brittney, who was obviously still checking work email while on mat leave, updating me as to her status and providing me with alternate contact information. I was impressed.

Our summer home in Wilmette experienced several burst pipes due to the cold temperatures, regardless of the high heat kept in the home, the cold breeze came in under the doors and froze pipes overnight. I called Servicemaster at the direction of my insurance and they were able to handle the disaster that was left behind after all the pipes leaked. I highly recommended them.

These are the folks to call. Fast, efficient, and professional. They came over quickly, showed me what was needed and gave me an estimate. Fernando was great, a real pro and a nice guy. They left everything spotless and made sure everything was ready for the new dry wall and plastering. They made the whole process seamless. It was a water leak that's now just history.

I was out of town over the weekend and returned to several burst pipes, there was ice on the walls, ceilings and floors. Although I left the heat on 70 and exposed as many pipes to heat as I could, my heater decided to malfunction at some point. I received an alert on my app that the heat was off but I was already flying home and did not expect anything to freeze. This is not what you want to come home to at 8pm at night. The only one that answered the phone and was able to come out that night was servicemaster. We went over the process of water damage remediation, insurance and how to manage the chaos. Servicemaster was also able to get me a heating guy to repair the system and discuss it with my insurance company as they were skeptical that I had any heat, fortunately servicemaster assisted me with the documentation I needed. Thank You Servicemaster by Zaba!!

ServiceMaster Chicago took care of my water damage services, we also needed to pack all of our belongings in order to do the repairs and they packed our stuff for us. The repairs took a while to get on schedule but mainly because our insurance adjuster dragged his feet, I was really happy that servicemaster advocated on our behalf to get everything covered on the repairs, the insurance adjuster didn't want to pay for anything. Our home looks beautiful and the repair process was painless. Also, a big "thank you" to the office staff who accommodated my request for some boxes that I needed to grab from their storage facility in Chicago, it was really easy to work with them.

The worst part about renting are the things your landlords don’t tell you. Little did we know upon move in, but there was a way for water to get into our unit thru the roof, and sure enough after a particularly heavy snow we started noticing water damage in the ceilings, which was a clear indicator of larger problems. Lucky for us (and our property manager), ServiceMaster was able to guide us thru effective mitigation and helped save our new space. Not only were they fast and effective, they were extremely caring and understanding. I could not recommend a company more, especially when you’re in need of work done effectively and expediently. Thank you again, ServiceMaster. All of our belongings would like to thank you as well.

FAQs
Will my insurance cover my water damage?
Many homeowners insurance policies cover sudden plumbing failures, such as a burst supply pipe or leaking appliance. However, sump pump failures and sewer backups often require additional coverage, while water entering from outside may require separate flood insurance.
Your coverage depends on your policy and what caused the damage.
We'll photograph affected areas, record moisture readings, document the restoration work, and provide the information your insurance adjuster needs. When your policy allows, we can also bill your insurance company directly.
I don't want to file an insurance claim - what are my options?
You can hire ServiceMaster by Zaba without filing an insurance claim.
We'll inspect the affected areas, explain the recommended work, and provide an estimate so you can decide whether to pay out of pocket or contact your insurer.
We also offer flexible financing options for qualifying customers.
What can increase the final costs?
Several factors can make water damage restoration more expensive than you might initially expect.
Your final cost may increase when:
- Several rooms are wet: More affected surfaces require additional drying equipment, labor, and time.
- Sewage is involved: Contaminated water requires specialized cleaning, disinfection, and safe material removal.
- Drywall or flooring needs replacing: Some materials cannot be saved after prolonged saturation or contamination.
- Furniture and belongings need moving: Finished basements and furnished rooms may require content pack-out and storage.
- Water reaches hidden spaces: Moisture behind cabinets, inside walls, or under flooring may require opening up affected areas for proper drying.
After-hours, weekend, and holiday emergency services may carry additional charges.
We can give you a general price range over the phone, but we'll need to inspect the damage to prepare an accurate estimate.
Before recommending additional removal or repairs, we'll explain what we found, why the work is necessary, and how it affects your costs.
Why can't I just DIY the restoration to save money?
You may be able to handle a small spill yourself if the water is clean, hasn't soaked into building materials, and you can dry the area completely.
However, professional water damage restoration may be necessary if:
- Water has soaked drywall, carpeting, insulation, or subflooring.
- Your flooring is buckling, walls are swelling, or paint is peeling.
- You notice a musty smell or suspect moisture behind walls or cabinets.
- Water came from a sewer backup, outside flooding, or another contaminated source.
- You can't dry the affected materials completely within 24 to 48 hours (mold grows within that time!)
In most cases, it's best to leave restoration to professionals -- it will save you money in the long term.
If you're unsure, call us at (847) 459-3900. Tell us what happened, and we'll help you determine whether you need an on-site inspection.
Will you have to remove my drywall or flooring?
Not necessarily. Wet drywall, carpeting, and flooring don't always need to be replaced.
Our technicians use moisture meters and thermal imaging to check where water has spread and how deeply materials are saturated. We'll explain which materials we can safely dry and why others may need removal, particularly when they're contaminated or severely damaged.
We aim to save as much of your property as possible without leaving trapped moisture behind.
What are the most common causes of water damage in Buffalo Grove?
The Village of Buffalo Grove has been replacing and rehabilitating some of its original water and sewer infrastructure, particularly in older Cook County neighborhoods, through its Infrastructure Modernization Program.
According to the Village's Public Works Department, sump pumps connected to sanitary sewer lines can contribute to sewer backups during heavy rainfall by sending excess water into the system.
Looking at the types of water damage projects our team handles in Buffalo Grove, here's a breakdown of the most common causes:
- 29% burst pipes and plumbing leaks
- 24% sump pump failures and basement flooding
- 19% sewer and drain backups
- 15% appliance leaks, including water heaters, dishwashers, and washing machines
- 9% roof leaks and rainwater intrusion
- 4% HVAC leaks and other causes
Could an old sewer line be the cause of my basement flooding?
Yes that's a possibility. Aging sewer pipes can develop cracks, blockages, or damaged connections that restrict wastewater flow and cause backups through basement drains.
According to the Village of Buffalo Grove, some original water and sewer lines in older Cook County neighborhoods need replacement or rehabilitation.
However, not every sewer backup is caused by aging infrastructure. We will identify the source of your basement flooding before we begin repairs.
My sump pump stopped working in the middle of a storm - what do I do now?
Stay out of standing water if it could be touching electrical outlets, appliances, or wiring.
If it's safe, check whether the pump has power or whether the discharge line is blocked. Move valuables away from the affected area and take photos for your insurance records.
If your basement has already started flooding, call us immediately.
How long will it take to dry out a flooded property?
Based on our experience, it takes, on average, around 3 to 5 days to fully dry a property, although the time depends on the extent of water damage.
A finished basement with carpeting, drywall, and insulation may take longer to dry than an unfinished utility room.
We monitor moisture readings throughout the process and remove drying equipment once affected materials are dry.
Can I save my water-damaged floors and furniture?
Often, yes. If the water was clean and drying begins quickly, we may be able to save certain carpets, flooring, furniture, and belongings.
Items exposed to sewage may need specialized cleaning or replacement.
We'll inspect the affected materials, explain what can be restored, and provide content pack-out and storage when needed.
Can water damage really cause mold to form in my basement?
Yes. According to the EPA's mold and moisture guidance, drying damp materials within 24 to 48 hours helps prevent mold growth.
Water trapped behind basement walls, under carpeting, or inside insulation can support mold growth even after visible surfaces appear dry.
If mold has already developed, our mold remediation team contains affected areas, removes mold-contaminated materials, cleans exposed surfaces, and dries trapped moisture to reduce the risk of further growth.

What Happened
A broken toilet wax seal in an upstairs unit allowed water to leak through the floor and into the bathroom and hallway below. Water saturated the bathroom ceiling and spread into a section of the hallway ceiling.
Because the leak involved toilet wastewater, we treated it as Category 2 water damage, which requires additional cleaning and sanitation. The moisture affected enough building materials to classify the loss as Class 2.
What We Found
Our technicians identified water damage in two areas:
- Bathroom: Moisture had affected the ceiling, requiring its removal to access and dry the materials above.
- Hallway: Water had spread into the ceiling, requiring removal of an approximately 8-by-4-foot section. Furniture and belongings also needed to be moved to make room for the restoration work.
How We Restored the Property
We first installed plastic protection and containment barriers to help keep dust and debris away from unaffected areas.
In the bathroom, our team removed the damaged ceiling, vacuumed the exposed area, and cleaned and sanitized the affected floors and ceiling surfaces. We then installed two air movers and one commercial dehumidifier to dry the remaining materials.
In the hallway, we carefully moved belongings away from the work area, installed a containment barrier, and removed the damaged 8-by-4-foot ceiling section. We placed two additional air movers to dry the exposed materials.
Our technicians monitored the affected areas throughout the drying process.
The Outcome
Structural drying took four days. The team completed the documented ceiling removal, cleaning, sanitation, and drying work in the affected bathroom and hallway.
Removing the damaged ceiling sections also provided access to moisture that would otherwise have remained concealed above the finished surfaces.
